Briefing
A call in your language. Buyer profile, goal (residence, investment, Golden Visa), area, budget and time window.
Private atlas
Within ten business days: a dossier with 5-8 shortlisted properties. Floor plan, photos, video, land-registry data, preliminary tax analysis.
Scheduled viewing
We coordinate the whole trip: private driver, boutique hotel, a schedule optimized in geographic sequence, an interpreter if needed.
Due diligence
Before the offer: legal review, encumbrance search, homeowners' association, IBI property tax, capital gains tax, total-cost simulation.
Offer and signing
We structure the offer, negotiate on your behalf and handle the deposit contract (arras), currency (FX hedging) and your NIE bank account.
Keys and post-closing
Notary, registry, utilities, IBI property tax, insurance. We hand over the keys and a local manual for your new home.
