Briefing
A call in your language. We establish the buyer profile, goal (residence, investment, Golden Visa), area, budget and time window.
Private atlas
Within ten business days: a dossier with 5-8 shortlisted properties. Floor plan, photos, video, land-registry data, preliminary tax analysis.
Scheduled viewing
We coordinate the whole trip: private driver, boutique hotel, a viewing schedule optimized in a geographic sequence, an interpreter if needed.
Due diligence
Before the offer: legal review by our partner law firm, encumbrance search, homeowners' association, IBI property tax, capital gains tax, total-cost simulation.
Offer and signing
We structure the offer, negotiate on your behalf and handle the deposit contract (arras), currency (FX hedging if it makes sense) and your NIE bank account.
Keys and post-closing
Notary, registry, switching utilities, IBI registration, insurance setup. We hand over the keys and a local manual for your new home.

What they ask before flying.
Do you charge the buyer fees?+
No. The seller pays the fees at closing, exactly as if the property were on a portal. Our support is free until signing.
Do you work with me if I live abroad?+
Yes — 78% of our buyers live outside Spain when they start searching. We work by video call, PDF dossier and viewings organized into a single trip.
Can you handle the Golden Visa?+
Yes. Our partner law firm handles the Golden Visa (minimum investment €500K). The process takes 6-8 weeks after closing. Note: the UK left the program after Brexit.
Do you also work with small apartments?+
Our usual entry point is €900K and up. For vacation investment or a pied-à-terre below that, we recommend specialist colleagues at no referral cost.
