A first call, in your language, no commitment. We listen for the briefing beneath the briefing — privacy, family, light, school runs, tax residency, the music you want at dinner.
Selection
Within ten business days we hand you a private dossier of no more than five properties. Each one is chosen for how it's lived in, not for how it looks in a listing.
Viewing
We coordinate the entire trip. Driver, restaurant table, school visits, an itinerary in a sequence that protects your time and tells a story along the coast.
Closing
Notary, tax representative, currency, residency. We sit on your side of the table from offer to keys, in the language of the contract you'll sign.
We work with twelve to twenty homes at a time. Never more.
We never publish our most interesting properties.
We reply in your language within twenty-four hours.
We never show a home we wouldn't recommend to our own family.

Why don't you publish all your properties?+
Many of our owners only sell on the condition that there is no public listing. Our role is to remain a trusted channel for that quiet inventory — and to bring it to the right buyer, once.
How do I receive your selection?+
By private dossier — as a PDF or in print — delivered within ten business days of our first conversation. Each selection is yours and yours alone, never shared with another buyer.
Do you handle tax residency and the Golden Visa?+
Yes. We work with a fixed circle of tax attorneys, notaries and currency-exchange partners in whichever cities are needed. We assemble the team you need before you sign.
Are you tied to a developer?+
No. We charge the seller only, and only at signing. Our advice is the same whether you buy a home we bring you or none of them.
What does the first call commit me to?+
Nothing. It's a conversation, in your time zone, with no obligation to visit, sign or move forward. Most clients take six to eighteen months from the first call to the keys.
